  • When you buy an apartment, you are not only buying a home. You also buy a share of the building itself and the land it is on. These areas are known as Common Property and include such areas as the entry/lobby on each floor level, the basement garage, the community hub, the external garden, grass areas, shared road and parking bays.

    When you buy an apartment or a townhouse at The Botanic, there are areas of common ownership which will be controlled by an Owners Corporation, of which you will be a member.

  • When you purchase a dwelling in a Strata Development you participate with the other purchasers in the Owners Corporation. The Owners Corporation administers the Owners Corporation rules, attends to its compliance obligations, general maintenance of buildings and gardens, and levies fees to the Owners Corporation members according to the entitlements and liabilities schedule, as agreed by the members. 

    The Owners Corporation undertakes the general building and garden maintenance, upkeep and administration that would normally be the responsibility of the homeowner – creating a very low maintenance lifestyle for all residents.

    The Botanic will offer its residents benefits such as NBN connectivity, solar power generated electricity via roof-top solar panels, solar power hot water and on-site recharge bay for electric vehicles. The provision of these facilities within the development will ensure cheaper power bills for residents than other domestic supply providers.

  • The owners of apartments and townhouses pay a fee which covers their share of the cost of operating the Owners Corporation. These costs include insurance, maintenance, gardening, garbage collection, public lighting, compliance, and administration etc. These fees are determined by the Owners Corporation when all operational costs are known. The developer is working proactively to make sure Owners Corporation fees will be as low as possible.

  • The common areas include all the external open areas around Buildings 2,3,4 & 5 and the Community Hub. These include garden areas, grass areas, roadways and service areas. Also included in the common areas are the lobbies on each floor level, and the Community Hub. The front and rear yards of the Townhouses are not included in the Common Areas. The Owners Corporation administers the maintenance and management of these areas and oversees the proper operation of the Owners Corporation rules.

  • The gardens, grassed areas and roadway are available for the use of Owners Corporation members and their guests at all times of day. 

    The Owners Corporation rules control the type of activities and the hours when they may be conducted in these areas, so the enjoyment of all areas for all members is respected and overseen. 

    The Owners Corporation offers a forum for members to express any concerns about the use of Common Areas and the ability to change Owners Corporation rules as required at the Owners Corporation meetings. The use of the Community Hub will be available for the enjoyment of all members and will be booked through the Owners Corporation manager.

  • The Botanic Apartments and Townhouses are residential dwellings, and will be occupied by individuals, couples and families like in any neighbourhood. Residents of the Botanic can expect a community friendly lifestyle which encourages the use of Common Areas by all residents, and a range of group activities in the Community Hub and garden areas. The OwnersCorporation members and manager will initiate such activities in accordance with the Owners Corporation rules.

  • The use of Apartments and Townhouses will be controlled by the Owners Corporation rules. Such issues as noise, amenity and nuisance will be overseen by the Owners Corporation manager.

  • Pets are permitted at the Botanic provided they do not interfere with other residents’ quiet enjoyment of their premises. The management of pets will be overseen by the Owners Corporation.

  • Purchasers can move into their Apartments and Townhouses upon completion of the building and landscaping works respective to that building, the issuing of titles, and payment of the balance of the sale contract.

  • The developer is Mark Schneider of Mortlake Road Pty Ltd. Mark has experience with medium/large projects in regional Victoria. He has undertaken a mixture of land subdivisions and unit developments in Stratford and Bendigo and loves seeing his projects creating opportunities for new communities to flourish.
